strange oil leak

i got the oil changed in my mini about a month ago and didn't have a problem until last night or early this morning. there was a spot underneath the car, but it was right next to the passenger tire in the front of the car. i opened the hood and saw oil on the frame. i wasn't sure where it might be coming from, so i thought i'd ask here. any suggestions?

the first image is a further back shot while the second is a close up of the oil.

No, the whole mount has to be repalced. It's the can looking thing above the leak. They run from $90-135.00 ea.

Part no. 3 here: MINI PART NO. 22116778610

You will soon notice a clanking sound from behind the glove box when engine moves while driving.

It's the engine mount moving beyond normal limits. Ok to drive it for a bit until you get it replaced....

If you've still got factory warranty left, it will certainly be covered. I haven't heard of MINI replacing them out-of-warranty as a goodwill gesture, though.

The leaking motor mounts are par for the course. We had to replace that part in both of our 2006 'S' convertibles. The good news is that MINI redesigned the part at some point, and the replacements seem to last longer than the originals. I know tons of people that have had to replace the mount once, but only one or two that have had to replace it twice.

Nice catch on it being a convertible - most people wouldn't have noticed that. but you forgot that MINI continued the R52 through 2008, didn't you?

LOL, yeah hard to tell these days. Wasn't sure if he was just a modder with the convertible braces in an 05/06, or an actual S convertible owner.

Good to hear they upgraded that can too Scott. What a PITA this part has been.

BTW Zaerion, use some brake cleaner or engine degreaser on that mess so it doesn't damage the paint there. Careful not to get it on the belt. And if your are under 50K and the 4 yr mark, have the dealer clean up what's left before replacing the part !

Some have been sent home w/o that being done.

will do! the car is under the 50k mile mark, but real close on the 4 year part. although, i did get the car from carmax so i'm going to look up their warranty information as well. i hope i don't end up having to pay for it, but if i do, it wouldn't be too bad.
