No heat at low RPM

No heat at low RPM
Hello all,
Back in 2014 I was having an issue with no heat in the car, specially at low RPM. After searching this site, I discovered the some what common problem of the leaking thermostat housing, aka The Jarvis. So I replaced mine. That was at about 90k miles.
I'm at 216k miles now and the issues seems to have returned.
What I am wondering is this. Is it the housing itself that cracks? Or is it simply the seal going bad?
I don't recall seeing any cracks in the one I replaced in 2014, but the seal didn't look bad either. Does anyone have info on this?
thanks!

It is definitely a leak.
I can smell coolant when driving and I can see steam when I stop.
Plus overflow tank keeps getting low.
Heater core is not the issue. Don't think water pump is the issue.
I am 95% certain it is the thermostat housing that is leaking. When it went bad the first time, I had the same symptoms. Lose of fluid, no heat at low rpm's (due to air getting trapped in the system) and etc.
The questions I have is for those who have changed their thermostats.
Did you ever find cracks in the plastic housing?
or did the seal go bad?
Are their any shop mechanics here that have replaced a bunch of these?
If so, what have you found to be the cause of the leak with the thermostat?
This seems to be a somewhat common problem and am hoping to get some feedback to pinpoint the issue rather than just throw money at it again.
The thermostat is $130 or more, while the seal is like $10. Money is in a finite supply for me, so don't want to waste it.
thanks!

Yep this is the time when the MINI cooling system usually gets pushed to its limits with heat cycles. Or really for any other cars, this is the time when I see a bunch of cars on the side of the road. I got mine done and then we had a cold snap a couple of years ago. It was like 8 degrees here in rural ohio.

Yep, is the bonded seam that leaks or the unit itself gets a hairline crack right at the bend where the plastic bends into the seam. Thats what mine did.

It is the seal, based on a poor design. With only 3 bolts placed where they are, the seal compresses and weakens from time and vibrations and leaks out the bottom. Or a hairline crack in the housing.
If you want to roll the dice, you can just replace the seal. Most people replace the entire housing though in case of a hairline crack. I have done the job twice and both times I have gone with the entire housing, which comes with the new seal.

This is the info I was looking for, thanks.
I didn't save my old one from 2014, and don't remember seeing any obvious place it was leaking from. I figured I would have to just replace the whole thing again. Sounds like it could be either or both.
Someone on a Facebook group mentioned that they bought a new housing but also purchased an aftermarket seal that was more robust than the one that comes with the thermostat. Seal was from Victor Reinz, I think he said.

Seen then leak here below, thats what leaks most of the time, the inner main seal I have seen leak on and off. Not near as much as the seam on the housing itself. Coolant pools on top of the transmission.

What model do you have? On my '08 MCS, I bought one on ebay for $38, worked fine. On my '11 MCS, the price for the updated model was $150.

Welcome,
We have the Genuine MINI one and then the Bremmen aftermarket one from a trusted OES supplier. Long story short MINI had a supplier issues the Genuine MINI ones ( we still had some stock) and we were the place that had an aftermarket, MINI dealerships and other shops/places were buying from us to get cars back on the road.
I even drove my MINI up to a local shop to help deliver one to a customer whose car was down.
It was like a couple of months. Then the Genuine MINI part came back off Back order. Then some aftermarket companies we deal with started to carry it. Then a bunch of other aftermarkets entered the market as well as ebay and amazon from overseas.
The ones we carry are trusted and I have run the bremmen one myself.

Did you get one ordered? Also good to tackle the other items like coolant flush and waterpump while you are there.
