Cranking but not starting 2012 R57

Took my car off the driveway at the weekend and went to accelerate away and it threw the engine light and went into limp mode, I have plenty of fuel and a good spark.

Codes as follows:-
Fault code: 002C01 / P302c High pressure fuel system, fuel pressure fails below minimum threshold.

Fault code: 002BF5 / P0087 Fuel rail system low.

The car no longer primes when opening or unlocking the car, but checking the fuel rail pressure it reads this? ( pic below ) Is this good pressure.

Tested the LPFP relay from the DME and it operates the pump and the pump is reading 5 MPa.

Could the issue be the fuel rail pressure sensor not reading the right pressure and giving me the no start.

Appreciate any thoughts or experience on this problem it’s on a 2012 R57 78k

The issue was the pump regulator on the fuel filter which was stuck permently open and not giving me the correct fuel pressure at the fuel rail !
