I've got a 2009 Cooper S in Phoenix, AZ. Apparently the mirror gaskets dont hold up very well against 6 summers in 115F+ weather.

I called the dealership out here and they won't sell me the gasket by itself, i'd have to buy the whole mirror for the low low price of 195 each. I was able to find the r53 gaskets for $8 each...no such luck for the r56.

If anyone has any leads on where I could purchase some new ones, or even how i could make my own, i would be infinitely grateful.

 

Ah yes, I do not miss living in that heat out there, that's for sure. From searching real OEM, it's only showing a gasket for the R53 here and when looking at the R56 I don't see any separate part number for the gasket like the R53 here unfortunately. Maybe someone will know for sure, but if you have no luck, you could maybe find used mirrors at www.car-part.com, but not sure if they come with the gaskets. Or, you may be able to ask a body shop if they have rubber seals/gaskets that they could make/use for your mirrors. I recently resprayed my front bumper (non-MINI car) and the lip is from Japan so I couldn't get new seals that go around the edges in some parts. The shop had rubber seals laying around and was able to make some new ones to put in place of the old ones. Maybe see if this may be an option. Otherwise, I'm sure you can buy rubber seal/gaskets at Home Depot.
