MC40 pricing

Hi-Looking at a MC40 with no JCW pieces, 60k miles. Looks good-not perfect, some scratches and paint chips on hood and front fenders,- drives nice. Little to no maint history but clean Carfax. Needs 4 tires and rear brakes. Most decals/stickers present. How much should I offer the owner?
