I had the same issue on my 2013 Clubbie, it was a seal on the sunroof that had gone bad and somehow whenever it would rain, the water would end up in spare wheel well, it ended up rusting my jack and tow hook.

I don't remember which one, it was a while ago, but my service advisor said it was common in the clubman, so if you ask them, they might know.

Its the rear sunroof tubes, check to make sure they are connected and they are not clogged, they are under the headliner.

Sorry about resuscitating an old thread, but my sons Clubbie ('13 S) is getting water in the boot under the foam insert. Is there a way to tell definitively if the drain tubes are blocked? Would water show up in other areas?

Thanks.

EDIT LINK FOUND (pro tip use google) : https://www.northamericanmotoring.co...ater-leak.html

I searched with out success for a previous post I read regarding a possible poor weld on the spare tire hold. If I remember correctly, it was at the top part, at the rear of the MINI. This is not much to go on. I don't recall if you have to take off the threshold to get to it for inspection.

Can anyone help with that post or more information here?

Yea, thats it. There are two linked above in my post #8

Check the drain tubes and also check those seals in the back and top. When you open the clubdoors you can get to the seals. For the sunrool seal, you have to go from the top.

Thanks for all the links, but looking through them, I don't see where the drain tubes are routed.

I looked through the diagrams on realoem, but still can't identify this. I looked around the boot a bit, but nothing looked obvious to me. Any idea where I can find these drain holes?

i had this issue....looked closely at the plastic sill (the big one under the barn door) and i could see a dried trail of dust where the water flowed....I replaced the weatherstrip around the barn door (Rear Trunk Barn Door Seal 51762757822) and the leak stopped. Very easy to do. i believe that the seal had gotten twisted at the top lip and the water flowed down from there into the boot. the twist was very slight and not at all noticeable unless you look for it.

My wife's '09 Clubman is having a similar issue but the water drips down the rearview mirror and onto the dash. I better check the rear and make sure no water is puddling up in there rusting everything out.
Where can I find a door seal for the 3rd door? The seal where the 3rd door and passenger door meet is torn and needs to be replaced.
Thanks.
