Thinking about this again the motor is built into yhe latch mechanisim for each of the barn doors latch assembly. So yes i beleive that you will need to replace the latch assembly.

Well...thank you again shatzy62 that Penske site was great and YES the issue was the latch. It seems like water has been getting into latch the past few years and causing for some rust to build up. I installed the new latch and it works Perrrrrfect.
We had heavy rains last night and that finally did the latch that locks the left barn door. Took out the rubber weatherstrip part way, remove the plastic bottom trim piece held by 4 plastic push clips. Next removed the electrical connector and then took a T25 torx bit and removed the two silver screws. I suggest holding the mechanism while removing the screws. Called Braman Mini WPB, FL and they had the part 51-24-7-167-498 for $57. Pelican Parts sells the part for $45 plus shipping but figured I would bite the bullet and go to the dealer. Installed new part at home and total time took about 15 minutes for the replacement.
I need to replace my LEFT (Drivers Side) rear barn door lock. How do I get to it to unlock it without breaking trim pieces? Would really appreciate some help on this issue.
Thank you again for the pics...really helped and YES I was able to reach the latch by pulling the rubber piece and sticking my flat head screw driver. I will post pics tomorrow and NOW for the not so great news. It seems like the latch has lost it's smoothness/click and won't release. When I press the key fob too unlock the barn door I hear the motor but it just doesn't release the latch. I'm assuming I will need a new latch mechanism. Would I be able to attach video on here? For you guys to see...maybe will help someone else in the future.

That is how my Clubman works, except the passenger barn door only opens a few inches and not all the way.
Early Clubbies only opened the passenger door few inches, later versions swing completly open as the drivers side doors do.
That function is built into the gas struts. I had to replace one on an early version and got a new version strut which allowed fully open functions. Seemed the part had been superceded to new version.
I had the opposite issue with mine, they kept popping open when driving. I had the door mechanism changed as this was a fault recognised by mini under warranty..there have been issues in the uk with the barn doors..
This just started happening on my 2010 Clubman also! It happens randomly whether driving or parked. Recently, the entire interior panel of the passenger's side door fell off as said door popped open while I was parked! I contacted the local dealer and they claim to have never heard of this problem occurring. I don't know where to turn...
Decided to add a manual release of the passenger side barn door while I had the trim off. I put together a quick, simple, and dirty solution using a small wire tie, fishing line, and a plastic straw. The mechanism has a manual release built in that looks to use a wire and very small lead "barrel"...something like the end of a brake cable on a bicycle, only smaller. The mechanism releases the latch when pulled to the rear of the car/rear of the mechanism. I attached the wire tie to the manual release, tied the fishing line to the wire tie, looped the fishing line under the mechanism and out through trim. Not very elegant, but I tested it a few times and it works like a charm. The release mechanism is the small "slot" above and to the right of my pointing finger. View from above. The wire tie attached to the release mechanism, with the orange fishing line going to the plastic straw. I taped the straw to the body of the latch mechanism, with the fishing line coming out of the bottom. If the mechanism fails, I can reach in and pull the fishing line.

So I'm in same boat as you and my passenger (right side) barn door will not unlock. I can hear a very slight low sound when I press unlock button on key fob. Black button on actual door handle seems dead. No activity at all when pressed (neat to know about the gas shock only doing the 1.5" opening during pre-LCI then after LCI it opens fully... I may upgrade to new shock, but I also sorta enjoy the fact that the door only opens a little bit.
