Has been this way since I got it used and I missed the window to have Mini take care of it. I am ok at body work but not so much this part of it. There are a zillion different types of rust inhibitors (if I am even on the right track) and I have never had any luck with the limited ones I tried in the past on other vehicles.

I'd like to keep the DIY repair process as simple as possible if at all possible. Any ideas how to address?
