R55 Panoramic Sunroof Problem

Panoramic Sunroof Problem
Hi,
I just picked up a 2011 R55 Clubman S w/40k miles. Everything is great about the car but the sunroof doesn't work. When I initially hit the "open" switch it made an awful grinding sound from the sunroof motor. I tried the BMW/MINI sunroof reset, holding down the switch for 75 seconds, etc. Now the terrible sound is gone, but both the sunroofs lift up a centimeter then come back to closed.
Has anyone run into this issue? I figured the rails need to be cleaned and greased, but can't see them because it won't open up. I've watched some videos about removing the two pieces of glass but would like to avoid that if possible.
Any help or assistance is greatly appreciated.
