R56 N12 valve job

Some basic information: Mini Cooper 2007, R56, with N12 engine, 70K miles.
compression test cylinders #1-4: 50, 185, 90, 155

for #1, I get water/antifreeze when I pump compressed air into spark plug hole, so I think head gasket leak. For #3, air leaks out of exhaust valve, so valve job. I also see oil dripping slightly from the valves guides for cylnders 1 and 3.

I have the head separated from the block, but I am finding it very hard to find the special tools needed to do the valve job. Tools needed from what I can tell are: 11 9 571, 11 9 551, 11 9 650

Question #1 - anybody know where I can get these tools?
Question #2 - I live in the Washington DC area. Does anybody know of any shops that will do the valve job for me?

New to the forum. Thanks for reading.
