I've never leased a car, but I'm curious too. What does your lease state, or is it "silent" on the issue? If it doesn't mention tires, what does it say about the condition the car must be returned in?

99% sure, 4/32 is the minimum.

^

Again, 99% sure, as long as the tires are all matching, I don't think it matters if it's RFT or not.

Check your lease contract fine print or you might get a surprise bill later.

My last car was leased and I had the winter tires on at the time of the end-lease pre-inspection. The lease inspection indicated that the tires were wrong with a $200-300/tire charge. I returned the car with the run-flats with adequate tread depth so there was of course no fee charged.
Pulled out my lease:

I had a VW a while back. Came with summer tires. I changed them to All Season tires. Vehicle was inspected, no questions asked. Same size, different brand tire.

I don't think it would matter if you had A/S or Summer tires on your car at the time that the lease is up. That you had winter tires on the car, a tire that isn't normally factory spec, you just answered your own question.

You can have any brand tire on your car when the lease is up. As long as it's within factory spec, same size, it shouldn't and wouldn't matter what you have on there, providing it's to factory spec. I don't know if not having RFT's on when you turn in the car will be a chargeable item though.

I'm in the car business and lease any make/model cars all day long. I think I have an idea....

So it might pay to switch out those runflats before they are worn down and put them in the garage until lease return time.

I read your post right. Just showing that you confirmed what I was saying as far as the wheels needing to be "OE quality", meaning a tire that would be equal to what would be like OE. Winter tires are not OE quality, as you confirmed. In addition, the image I posted above came off the MINI FS lease I signed in June, so it's current, and what you see above with be on EVERY MINI FS lease. It will not vary depending on location.

I'm pulling the factory tires off with about half tread and they'll be going back on when the car is returned.

i called bmw/mini finance and asked about tire requirements on lease returns of countryman models

they said:
1) minimum 1/8" tread depth
2) MUST be run-flats with the bmw/mini "star" on the sideway ... ie OEM tires

my cms all4 is not leased, i bought it

i had planned on using the stock 225/45R18 pirelli P7 summers until they were worn out, but at ~7,500 miles, they got very LOUD and began to wear very fast

i replaced them with michelin PSS 225/50R18s (non-rf)

they still meet the lease return requirements

anyone in metro chicago/metro milwaukee that needs OEM 18" tires for lease return come get them ... FREE

located at Kenosha Regional Airport on hwy 158 east of I94
