Good Evening All,
I potentially have a career opportunity in Las Vegas and am looking for some advice on transitioning into the city. From an outsiders perspective, it looks like the best time to buy some real estate in recent history, but what's the local take? Where's the best place to live in Vegas if I'm looking for a fairly quiet residential area that's 20 mins or so from the east side of the strip? For those of you that transitioned into Vegas from another part of the country, what's been the biggest challenge?
I've spent quite a bit of time researching it on the internet, but most forums/posts are from 2008 and earlier.

Here's my two cents.
I rented here for two years before I found my place last year. I live in Henderson, just off the 515 at College Drive. I live in a small subdivision, that gets very little traffic. There isn't a through-street to get out of the area, so unless one lives here they don't generally drive around. My place is VERY quiet, and the HOA is active - so you'd have to like abiding by the rules of the place. I don't mind it, these houses are about 14 years old and the neighborhood still looks great.
Biggest challenges here for me (originally from NW Indiana) were the weather and more recently employment. If you've got a solid commitment on a job, that's great. Unemployment is about 13% here right now, and it will probably take a while before it gets back down. My first summer out in the desert was a quite an eye opener. The heat only lasts about 4 months, but it's a real bear. But - everywhere has A/C (usually set to sub zero temps) so there's always somewhere to go to escape the 100+ degree temps. Spring can be kind of miserable here when the winds and rain come (the rest of the year its great and one tends to get spoiled).

Yes, it's a great time to buy a house right now, still lot's of foreclosures being released by the banks slowly (to avoid a mass devaluation in poperty). In fact, if you don't mind a fixxer-upper there are some real steals...lots of folks vandalized the homes prior to eviction out of anger towards the banks. You could probably get one of those for a song if that's your thing.
But first, like Julie said, make 100% sure you have a job before committing...Vegas is the slowest metro are in the country in terms of job recovery. We're mostly tourism based and those dollars are still the hardest to come by.
If where Julie lives is too far (and it may be given your "20 minutes east of the strip" interest, anywhere in Green Valley (where I live) or Green Valley Ranch would most likely meet your needs...lots of cul-de-sacs with no through-traffic provides lots of quiet neighborhoods. (Sketch a 3-mile circle around Green Valley Ranch and Spa Casino to get an idea of the area I'm talking about.)
