FS: Casa de Wagnbat

Well, after an extra week of work, the house is about ready to go on the market. Should be putting it up this weekend, as the realtor is planning on having an open house as of Saturday.

I've had some interest from a few members in DCMM, so if anyone wants to see the place before the public does, you're welcome to. Just shoot me a PM and I'll give you the address and my cell #. I plan on being there from 6-9 or 10 tonight putting the final shine on it.

EDIT, minor details:

1100 sq ft 2 bedroom, 2.5 bath, duplex. New Pergo floors downstairs, new carpet upstairs, fresh paint throughout, lots of attic storage (almost 400sqft), 2 storage sheds, and a new 14x16 deck w/ a BBQ bumpout.

Arn't the NAM rules that you have to have a price on items for sale .




Oh wait, this is the DCMM forum, not the Marketplace, so I guess that the price rule dosn't apply here ...how much though?

268 is the target.

2 have sold in my area in the last 2 weeks. One in 4 days, the other in 8 days. One was 255, the other was 270.

Nah, don't need a bump. Realtor is confident it will sell quick. I just wanted to offer 'dibs' to any DCMM'er who may be interested. If it sinks to the bottom quick, no biggie.

The zillow of my house is somewhere between 2 and 2.5 years old. It has the extention we built, but still has my towncar, dads kia, and moms monte carlo (all 3 cars have since passed )

Will,

The house market (at least in DC) is still pretty good. I put my place for sale in March and I had tons of people at the open house and three offers in 4 days.. You should do OK.

Got 2 offers yesterday.

One was a lowball offer. Rejected without consideration.

The other has a contingency pending the sale of their buyers condo. I accepted that offer with the contingency that the house will remain on the market, and I can continue to recieve offers until their condo is sold.

So it's half sold. There is a contract, but I still have the option to choose another contract if one comes along. So long as the condo sells (or a better offer comes along?) everything should work out fine. Closing is tentatively set for 9 May.

Too early for congrats. Nothing is final until closing, and they're pushing closing back to the 15th of May. Ugh. I have to report to my ship 20 May, and we get back from the dragon on the 6th? So I'll be sitting around here for 9-10 days, burning up my vacation/leave time waiting for the house to sell... And if it falls through at the last minute. Not happy times. :(

NICE! Glad to hear it is going on right now! Just wondering how long the closing is. Ours was something like 4 hours to get through. Drank a nice beer afterwards.

OFFICIALLY HOMELESS!

Settled today at 4pm (kept getting pushed back, because the buyer was selling, and hadn't gotten their check from their closing yet). Since I was already in the area, I celebrated before closing after the first word of postponage... I stopped across the street at Longhorn Steakhouse and had a Texas tea... then the 2 hour postponage notice came in, so I hunkered down, ordered a steak, a chocolate stampede, and a few more drinks. Unable to drive across the street, I walked.

I walked back to my car with a heavy wallet.


Tomorrow's coffee meet in VA may be my last meet, so get out and see me while you can slackers! (if I make it to the meet. If I don't, it's your fault. )
