I am looking at putting 205 / 45 / 17's non-runflats on my Mini.
In the past I have found that the tire warranties were generally not a cost effective purchase, but these tires are much different than my truck tires.
Thus, at about 10% of the cost of the tire, is it a good investment ?

If you have many nails and screws around where you drive and the insurance covers cost of repair of flats and possible replacement of the tire in case of damage beyond repair then it might be OK. Lots of construction in your area might be a good example of increased risk.
Most of us don't bother but some owners have done something similar that allows for full coverage in case of tire damage.
I am assuming that you are talking about a tire warranty from the vendor that you are going to purchase the tires from, such as Tire Rack, Discount Tire, or Sears.
I have bought my last 6 sets of tires from Discount Tire. I always buy the replacement certificates which is their warranty. With that comes, lifetime rotation, lifetime balance, lifetime repair or replacement. The reason that I buy from Discount Tire is because they are a "chain store" and there are several to be found in my area of the country. If I'm 250 miles from home and need a repair or replacement, I can usually find a Discount Tire within a few miles. And speaking from experience, Discount Tire will not hesitate to replace a tire at their cost if it is not safely repairable. I've had 2 replaced in the last 3 years with no questions asked.
If I ordered from a mail-order or internet dealer, I wouldn't purchase the warranty. Who's going to honor the warranty locally if you need repairs or service?
