R56 Non-S Overheating. thermostat housing?

R56 Non-S Overheating. thermostat housing?

Hi everyone,

I'm new to Mini world. I have a R56 with130k that started to overheat. I suspected that thermostat failed but wanted to be sure before doing the repair.

Lower Radiator hose is cold
No Heat from the heater when the car is overheated
No leak from thermostat housing
Fan is working correctly.
Coolant temp sensors are reading correctly (according to ISTA+ and INPA) except when it overheat which get to 120-122c

Does this sound like thermostat housing failure? I heard this is pretty common.
I don't think it a water pump since it a turbine and belt driven.
