Wet floorboard and rear hatch

Hello all! I had a wet passenger side floorboard a few weeks ago in my 2011 MCS and thought that the window was not closed and that was the cause. Not!! Last weekend my car was parked on a slight slope and the rear hatch spare tire tool compartment was full of water. I tested the drains in the front & back drain holes for the sunroof and water is draining. Any thoughts?

i had the same problem on my Clubman. It turned out to be the weatherstrip around the barn door opening....the hatch weatherstrip on the R56 is similar and might be your problem. Look closely at the plastic valence/liftover to see if there is a trace where the water might have flowed in...that's how I found my issue...I could see it in the dust (that makes it sound like my car was filthy, it wasn't!). My weatherstrip looked fine, but when I replaced it, the leak went away.

If you're getting water up front as well, then the rear hatch weatherstrip probably isn't the cause of that, but it's possible. Best of luck!

Rear hatch:
1) gasket on 3rd brake light is bad. Can be fixed by removing the light and using silicone, or I just replaced mine.
2) Gasket around hatch opening has shrunk and pulled away from the body in the upper corners. Cut it at the splice down by the latch and rework it all around the opening.
