F54 Upper Motor Mount - Failed 14k Miles and 2 years later

Upper Motor Mount - Failed 14k Miles and 2 years later

Two years ago, I placed my upper engine mount after the first one failed. I used the GP three performance newest version available at the time. That was in April 2024 and about 14k miles ago. Currently at 68k miles.
During my last oil change and knows that the engine mount was very low. There’s no visible oil leaking from the mount itself, but the power flex bushings are not doing anything on the top corners. I took the lower engine cover off to inspect the dog bone that looks to be OK. Those are below. Besides paying MINI mechanic what’s my next troubleshooting step?

I’m jumping in here because I’m looking at proactively replacing mine. I “Was” going to use the GP3 version, but now I’m not so sure.

My guess is that the elastomer/rubber of the mount that contains the fluid is stretching and allowing the mount to sit lower as it ages and next step will be a tear that will allow the fluid to escape...again. Those inserts would help limit movement a bit, but as seen in the pics, can only do so much.

This seems so familiar with what I did with my engine mounts in my former SVT Contour. They were not liquid filled, but I cut out all the extra nubs and such and urethane filled them with 3M Windo-Weld. Process took ~2 weeks to build up the layers to allow full curing of the material, but worked wonders reducing engine movement/wheel hop. You barely noticed any additional noise/vibration on that platform, not sure what it would yield on our cars. In the case of our mount, you would need to cut out/remove the liquid portion of the mount, as it would allow too much movement with the 3M fill, you need to have a consistent stiffness all round the main mount arm, IMHO.

That's really a drag. I just did this repair, and put in the inserts on my 2021 Clubman JCW, at 62,000 miles, Was really hoping to get at least another 62,000 out of it. I did replace the lower engine mount as well, just hoping to stiffen it so that it wouldn't place any stress from wear on the new upper mount. Does the transmission mount play into this? eg would a worn transmission mount allow additional movement or put additional stress on the upper engine mount?

I hope not, the transmission mount looks like a real PITA to get to. Either way, I have the lower mount bushing from PowerFlex coming in a few days, so I'll get that installed. I'll probably also order a new upper engine mount soon.

Also wondering why the powerflex bushings turned so black, especially the lower ones. Is it oil that seeped out from the engine mount? When my engine mount went bad, black oil had leaked out onto the white part number label on the bottom of the engine mount.
