Hey everyone!
so i noticed a bit of rain water in my spare tire well after i heard some sloshing back there on a curvy road. I'm trying to figure out where the leak could be. im thinking it is the gasket that goes on the car side of the door but i am not sure of that yet.

its an 08 R55 Clubman S. Is there any common places that tend to leak back there besides the obvious and dose anyone have the part number for that gasket? The one for the car side of the doors?

i did a quick search in the forums but didn't come up with anything. I may have over looked it if there was a thread on this topic already.

Check the rear drain tubes in the headliner that connect to the sunroof.

 

I'm having the same issue on my 2011. Checked the drain tubes and door seals, they are ok. I've had this problem for some time and cannot find any other trace of water ingress. I stripped off and re-applied the undercoating around the "tub" and rear wheel wells but still have water. Any other suggestions would be appreciated.

 

reading off what ESC tuing said. there are a few places to look. not only the roof tubes but also the antenna, roof racks and tail lamps besides that it could be a side window. if it wasnt so darned cold out right now id have a buddy used a hose and ill side in the car and watch for leaks. i tried to do that last night at the car wash by myself but i was limited from moving from my drivers seat lol. I didnt see anything even with a shop light staged back there.

 

My R55 started leaking into the boot when the "rubber stopper" part number 51492756547 went missing. I replaced it and the leak stopped. This piece is located at the bottom of the barn door weather stripping in the middle....where the weather stripping ends meet.

You might also check/adjust the tension on the rear hatch latch to make sure the gaskets are sufficiently compressed.
Once the hatch is closed you should only be able to press it further a tiny amount.
Check the panel gaps on both sides too - the hatch may be slightly twisted.
A generous dusting of talcum powder all around may show you where the leak starts. (It washes off easily & smells nice).

An easy way to check seal compression is to close door with paper trapped in seal. Then tug on paper.

 

Had the same issue and fixed it, it's an easy fix. Open both trunk doors, remove the weather stripping the goes the whole way around the opening on the car itself, take notice at the bottom, some spots are filled with silicone some are not. Go get black rtv, and lay a bead inside the gasket itself and reapply. leaked fix.

 

So i finally got the culprit! there was more than one leak i came to find out. my rearward sunroof drains were nice and clear and i made sure and other debris was cleared out with some weed eater line. how ever where the drain runs out on the R55 it spouts out right above the large door opening gasket. it would run down the gasket UNDER IT and then into the spare well. i ended up buying a new gasket from MINI.

BUT the leak was still there. water was still appearing in the spare well. it wasn't until one heavy rain fall day i noticed water on my trunk mat and i reached up and found my headliner was wet. i reached up and found that my antenna was loose and the gasket there was completely buggered and dry rotten.

Ok so i just need a new gasket there.... well you cannot just buy a gasket for the antenna base. you have to buy the entire base. oh and there are 3 different types depending if you have Bluetooth, Nav or just a radio. ranging from 60 to 160 bucks. surprise surprise i had the 160 dollar one. pelican parts helped me with that one. they ended up being the cheapest for a genuine MINI part.

thus ends my hunt for the water leak to my spare well... For now. I'm sure another one may crop up some day. now only if i can find new sunroof seals so i cna use a car wash with out getting a damp lap.
