I've got a 2009 Cooper S in Phoenix, AZ. Apparently the mirror gaskets dont hold up very well against 6 summers in 115F+ weather.
I called the dealership out here and they won't sell me the gasket by itself, i'd have to buy the whole mirror for the low low price of 195 each. I was able to find the r53 gaskets for $8 each...no such luck for the r56.
If anyone has any leads on where I could purchase some new ones, or even how i could make my own, i would be infinitely grateful.
The manufactures do this on purpose so you have to spend more money to replace parts, it's how they make their money. I had to spend almost $300 to replace my antenna mount because the rubber seal was starting to go bad, there is no cheap way out period. I know exactly what your talking about because for 25 years in a row I would go to Lake Havasu when it was 115F+!
Any idea what the gasket looked like when it was whole? You may be able to get some material (neoprene?) from a hardware store, or gasket material from an auto-parts store, and cut one to fit.
I've done that for paper gaskets before, and for rubber spacer blocks. Never a rubber/plastic gasket so far, but ...
If the shape is complex and 3D, that may not be an option. Unless you're willing to build the 3D shape out of layers of material.

I had the same issue due to the extreme temperatures, but I just fixed it. I got the peice here: https://www.ecstuning.com/Search/SiteSearch/Mirror_Gasket/ES83238/
It says they're OEM, and that they fit for all models. Unfortunately, I did have to force the rubber to fit. I have the R56 model. Despite that, it looks like brand new and I'm happy with the results. It took me about an hour to do both gaskets.
ES#83238 and ES#83237, is for the R50 R52 R53 models, there is a bug we are working on with the fits section on some parts. Please use the drop down menu for your model to get the correct parts. There is no separated part number for the R56- R59 mirror gasket. Its part of the whole mirror assembly. But looks like you found a part from the Gen 1 to fit gen 2 , congrats on the OEM mod. First time I have heard this works, do you have pics ?
Thanks for the reply, ECS tuning! I definitely should have used that search tool; however, it does say that it fits all models on the site.
Even though it's not the right part, I still managed to make it fit! It's not perfect, but it does the job and it looks pretty good. Here's the results:
If you look closely, you can see where the old rubber was. I have to clean it a little more, but I just did it last night and I couldn't see what I was doing anymore, lol!
